Suncrest focuses on identifying only “Current Cycle” infill residential real estate assets where the underwriting is validated by creditors who will provide construction financing, and home-builders who are committed to a position in the community. Suncrest partners with local “best in class” engineers, consultants and general contractors to execute on time and on budget development programs.
Suncrest believes that home builders are receptive to forging relationships with credible, experienced and well capitalized developers for three reasons: a) it gives them the ability to maintain production in active sub-markets; b) contracting for lots with a land developer helps to protect market share; and c) it allows the builders to maintain a lean balance sheet as they are bound to contractual “just-in-time” lot take-down obligations rather than having to bloat their balance sheet with the costs of carrying expensive assets and their related debt.
